Restoration and Addition to Last a Lifetime
Residential Whole House Remodel.
2006 COTY award winner “Best Whole House Remodel over $500k”
“Best Newcomer of the Year”
Design Objectives.
Combine aesthetics, functionality, and artisanship to ready a home for a new era of fine living while preserving the integrity of the 1948 Bauhaus inspired design. Bring it back to "precious gem" quality with updates in line with modern standards. Provide a scaled master suite addition complementing the two-acre lakeshore property. "Attention to detail" is the steadfast mantra.
Work Scope.
Maintain original architectural lines and material wherever possible. Gumwood species embellishes the entire home; casing and base trim components allow its beauty to speak with simplicity and style. Restore gumwood millwork, doors and flooring in large existing areas of the house. Custom mill gumwood for master suite and reconstructed spaces. Rift-cut white oak cabinets mix with reclaimed gumwood accents to anchor the kitchen to its past. Master bath, living room, family room cabinets and lighting valances also make use of a combination of reclaimed and new gumwood. Texture / color considerations for tile, wall, countertops, and fixtures reflect client's sense of style and built period's grace. Each light fixture recalls the home's origin in a unique manner, forming an artistic hybrid of illumination.
Replace original windows with new, efficient Andersen windows of the same style / proportion. Add egress windows to existing bedrooms. Integrate master suite addition (841 sq. ft.) while upholding the structural integrity of the main level; spray applied polyurethane foam provides the necessary R-value insulation for this new volume.
Recycle exterior's redwood siding; replace with clear 1"x4" tongue-and-groove vertical cedar. Retain flat roof design, but install new single ply EPDM membrane roof covering, copper fascia, and gutters. Protect exterior stonework (combination in-place and remove / re-install process).
Restore or rebuild all mechanical systems. Meet current code and homeowner needs with new septic / water filtration. Treat existing well water with air make-up / iron filtration, water softening, and reverse osmosis. Address basement's moisture intrusion problem with new drain tile and sump pump. Bury existing electrical / phone lines; add new 200amp panel. Serve new addition with a 93% high efficiency furnace and 1 1⁄2 ton 10.0 seer AC package
